For many homeowners in Newcastle, North Tyneside, Gateshead, South Tyneside and Northumberland, extending or remodelling a property is about more than gaining extra space — it’s about creating a home that works beautifully today and is ready for the years ahead. One of the first hurdles in this journey is planning permission, and understanding the process is key to a smooth, stress-free build.

What is planning permission?

Planning permission is the local council’s way of ensuring developments are appropriate for the area. Proposals are reviewed by the planning department, who decide whether or not works should go ahead. The right application, with well-prepared drawings, will give your project the best chance of approval.

What information is required?

Every local authority has a checklist of what’s needed. At a minimum, you’ll need:

  • A completed application form
  • Location and site plans
  • Existing and proposed floor plans and elevations
  • Roof plan
  • Ownership and agricultural certificates
  • The correct fee

Depending on the size and type of project, additional documents such as heritage statements or flood risk assessments may be requested. For most domestic extensions, however, these are rarely required.

How long does it take?

Once submitted, planning applications typically take 8–10 weeks for a decision. In the North East, a typical householder application fee is £172. For a new build home, the cost is £385. While fees are set nationally, additional costs may apply for pre-application advice. We’ll always advise on the most cost-effective route before submission.

Do you always need planning permission?

Not always. Some projects fall under ‘permitted development’, meaning they can go ahead without full permission — often single-storey rear extensions or loft conversions. To provide peace of mind, we can apply for a certificate of lawful development on your behalf, giving written confirmation from the council that planning permission is not required.

What about neighbours?

If your project requires planning permission, your immediate neighbours will be notified and have three weeks to comment. Objections must be based on planning considerations such as loss of light, overlooking, parking or impact on conservation areas.
