4. Planning application

5. Technical drawings and Building Control
Planning drawings show what will be built. Technical drawings set out how it will be built. We specify every material, junction, and system to satisfy Building Control and to give contractors a precise instruction manual — reducing risk, cost, and delays on site.

If your extension affects a boundary wall, party wall notices must be issued to neighbours. We manage this process with clarity and professionalism, ensuring you stay compliant while keeping neighbour relations positive.
7. Appointing a builder
We recommend trusted contractors with whom we’ve delivered successful projects before, but we’re equally happy to collaborate with your preferred builder. Pre-start meetings ensure everyone is aligned on scope, schedule, and expectations before work begins.
8. Ready to build
