Understanding Permitted Development Rights for home extensions
If you’re considering extending your home, you may be pleased to know that the Government’s Larger Home Extension Scheme has been made permanent in England. This change to Permitted Development Rights means that some homeowners can now build more substantial single-storey rear extensions without needing full planning permission—an opportunity that can save both time and cost when planning your dream extension.
What are Permitted Development Rights?
Permitted Development Rights give homeowners the freedom to make certain improvements without the need for a full planning application. For extensions, this includes:
- Detached homes: Extensions up to 8 metres from the rear of the property (previously 4 metres).
- Other homes: Extensions up to 6 metres (previously 3 metres).
These rights do not apply in all circumstances—for example, properties in conservation areas, listed buildings, or homes where rights have already been used. This is where expert advice from a local architectural designer, such as Acre Design, becomes invaluable.
Key rules you’ll need to consider
To qualify under the scheme, your extension must meet certain criteria:
- It cannot exceed 4 metres in overall height (or 3 metres if within 2 metres of a boundary).
- You must not cover more than half the land around the original house (as it stood in 1948).
- Materials must be in keeping with your existing home.
- Verandas, balconies and chimneys are excluded.
If your property is in a protected area—such as a National Park, Area of Outstanding Natural Beauty, or a conservation area—your rights will be more limited.
The Neighbourhood Consultation Process
Under the Larger Home Extension Scheme, your local authority will consult your neighbours once plans are submitted. They have 21 days to raise objections. If no valid objections are received, and your proposal meets all conditions, you could be ready to start building within 42 days.
