- Loft space: Is there headroom? A minimum of 2.6m is usually required for a conversion.
- Garages: Around 2.5m width is needed to convert into a habitable space, though smaller areas can still transform a kitchen or dining area.
- Garden size: Rear or side extensions are often possible if the plot allows; typically you can build on up to half of the land surrounding the house.
- Privacy & outlook: Consider how your extended home would relate to neighbouring properties and the views beyond.
Do your homework before you buy
- Planning history: Check local council records for past applications on the property and nearby homes. If neighbours have successfully extended, that’s often a good sign.
- Protected status: Is the property listed, in a conservation area, or on designated land? These factors may limit your options.

Can you buy subject to planning?
