Pendant lighting is one of the most effective ways to add both function and style to your new extension or self-build project. Whether placed elegantly above a kitchen island, dining table, or in a hallway, pendants create a focal point and help define how a space is used.

From budget-friendly designs at IKEA to luxury pieces from leading brands like Chaplins, there’s a pendant style for every taste. The key is proportion, choosing a light that enhances your design rather than overwhelms it. At Acre Design, we use advanced 3D modelling software to help clients visualise scale and dimensions, ensuring your chosen fittings suit the space perfectly.

Getting the Size Right

  • Width: Add the length and width of your room (in metres), then divide by 12. This gives the ideal pendant width. For example, a 3m x 5m room = 8m. Divided by 12 = approx. 67cm wide. If using multiple pendants, divide by the number of lights.
  • Height/Drop: Multiply your ceiling height by 3, then divide by 12. A 3m-high ceiling = approx. 75cm drop length.
  • Clearance:
    • Above tables or kitchen islands: 71–91cm from surface to fitting.
    • In walkways: at least 2.13m from floor to pendant base.
    • Hallways: minimum 15cm above the top of the door frame.

Choosing the Right Style

Before falling in love with a design, consider the role of your pendant:

  • Task Lighting – Ideal for workspaces like kitchen islands. Opt for open-bottom shades that direct light downward.
  • Ambient Lighting – Creates a warm, even glow for dining or social spaces.
  • Accent Lighting – Perfect for highlighting architectural details or materials.
  • Decorative Lighting – Adds sparkle and personality, even if not highly functional.

Bulb choice matters too: strong bulbs in task lights may need dimmers, while decorative fittings may work best with softer, warmer lighting.

Final Thoughts

Pendant lighting can transform the feel of your new extension, striking a balance between beauty and practicality. The right choice not only elevates the interior design but also ensures your space works seamlessly for the way you live.

Windows are one of the most defining elements of your home’s design. Beyond their practical role, they shape how light enters your rooms, frame your views, and influence both the character and performance of your property. Whether you’re extending your home, creating a sunroom, converting a loft, or building a bespoke new home, the choice of glazing is critical to achieving a refined, timeless result.

Architectural inspiration close to home

Here in Newcastle and the North East, we’re surrounded by innovative glazing examples: from the striking forms of The Sage and the BALTIC to the sustainable design of The Sill in Hexham. These landmark buildings demonstrate how carefully considered window design can balance aesthetics, performance, and environmental responsibility—an approach we bring to every client project.

Selecting window styles for your home

The right glazing will depend on the style of your property and how you plan to use each space. A traditional stone-built cottage calls for a sympathetic approach, such as timber sash or casement windows, while a sleek single-storey extension may benefit from large-format glazing or roof lanterns to maximise natural light.

Popular options include:

  • Fixed windows – dramatic panes designed to showcase views and flood interiors with light.
  • Splashback windows – elegant solutions for kitchens, doubling as design features and ventilation.
  • Bifold windows – ideal for connecting indoor and outdoor living spaces.
  • Rooflights and skylights – from discreet flat roof glazing to statement roof lanterns and walk-on designs.
  • Sash and casement windows – classic British designs, often bespoke to suit period homes.
  • Tilt and turn windows – a contemporary, flexible option favoured in European design.

Performance matters

Modern homeowners increasingly value thermal efficiency and acoustic comfort alongside beauty. Triple glazing has become the benchmark for high-performance homes, with coatings available to balance solar gain and prevent overheating.

Materials to consider

  • Aluminium or fibreglass: sleek, low-maintenance, perfect for contemporary architecture.
  • Timber: unmatched authenticity for period homes, adding warmth and character.
  • Composite: a blend of timber interiors with aluminium or uPVC exteriors, offering elegance and durability.

Creating the right balance

Ultimately, window design is about harmony: the right proportions, frames, and materials will complement your architecture while maximising comfort and efficiency. At Acre Design, we integrate glazing considerations from the earliest stages of the design process, ensuring every home extension or self-build achieves both beauty and performance.

We’d be delighted to discuss how the right window choices can transform your home. Explore our recent projects for inspiration, or get in touch to arrange a free consultation.

If you’ve been searching for the perfect property but nothing quite fits the bill, extending could be the key to unlocking your dream home. At Acre Design, we help clients across Newcastle and the North East identify homes with the right potential—and then transform them into extraordinary living spaces through intelligent design and meticulous project management.

Whether you’re considering a property for your own family or as an investment, here’s what to look out for before you commit:

Why buy smaller and extend?

Purchasing a property with the right location and plot, even if the house itself feels too small, can be a strategic choice. Instead of stretching your budget on a larger home that still doesn’t quite meet your needs, buying a property with scope for an extension means you can create a home tailored to your lifestyle. With an architectural designer at your side, you’re in control of the design, quality, and finish.

Key things to assess

  • Loft space: Is there headroom? A minimum of 2.6m is usually required for a conversion.
  • Garages: Around 2.5m width is needed to convert into a habitable space, though smaller areas can still transform a kitchen or dining area.
  • Garden size: Rear or side extensions are often possible if the plot allows; typically you can build on up to half of the land surrounding the house.
  • Privacy & outlook: Consider how your extended home would relate to neighbouring properties and the views beyond.

Do your homework before you buy

  • Planning history: Check local council records for past applications on the property and nearby homes. If neighbours have successfully extended, that’s often a good sign.
  • Protected status: Is the property listed, in a conservation area, or on designated land? These factors may limit your options.
  • Professional advice: Engage an experienced architectural designer early. Acre Design regularly provides pre-purchase consultations to help clients evaluate a property’s true potential before making an offer.

Can you buy subject to planning?

Yes, in some cases offers can be made conditional on securing planning permission. However, sellers in a hurry may be reluctant to wait for the application process (usually around eight weeks). A pre-purchase consultation with Acre Design gives you the confidence to move quickly, knowing what is realistically achievable.

Permitted Development Rights

Not all extensions require planning permission. Many fall under “permitted development,” provided they meet certain criteria on size, height, and positioning. This can streamline the process, but local authorities sometimes restrict these rights. Acre Design can advise on whether your proposed extension qualifies and, if necessary, prepare applications on your behalf.

Why Acre Design?

With hundreds of successful extensions completed, we specialise in helping clients secure and unlock the full potential of properties in prime locations. From initial feasibility studies to full design, planning, and project management, we offer a seamless, stress-free service—leaving you free to focus on the excitement of creating your dream home.

If you’ve found a house with potential but want reassurance before you commit, get in touch with Acre Design today. We’ll meet you at the property, assess its suitability for extension, and advise you on next steps—all as part of our free, no-obligation consultation.

Extending your home is one of the most rewarding ways to create a space that reflects your lifestyle. Whether you’re envisioning a light-filled kitchen and dining space for entertaining, a luxurious master suite, or a versatile home office, a thoughtfully designed extension can dramatically enhance both the beauty and value of your property.

At Acre Design, we believe your extension should do more than add square footage – it should elevate the way you live. From reimagined lofts to elegant garden-facing rooms, here are some of the most inspiring extension ideas to consider.

A Loft Conversion

Maximise unused roof space by transforming your loft into a unique, light-filled retreat. Perfect for bedrooms, en-suites, or creative workspaces, a loft conversion adds character and value. Skylights or roof windows can flood the room with natural light, creating an uplifting atmosphere throughout the day.

A Basement Transformation

For properties with cellar or basement potential, a conversion can create an entirely new dimension of living. With clever use of lightwells and design innovation, these once-forgotten spaces can become wine rooms, home gyms, or luxurious media suites.

A Rear Extension

A rear extension can completely reinvent the heart of your home, connecting kitchen, dining and living areas with the garden. Whether you prefer sleek modern architecture with steel and glass, or a design that blends seamlessly with the original property, rear extensions offer unrivalled versatility and lifestyle benefits.

A Side Extension

Particularly valuable in period homes and townhouses, a side extension can unlock surprising amounts of space. From elegant orangeries to contemporary living areas, this style of extension allows you to expand without compromising the character of your home.

Ready to reimagine your home? At Acre Design, we create extensions that are as individual as you are – balancing elegance, functionality and long-term value. From the first design concept to overseeing every detail of your build, we’ll guide you through the entire process with expertise and care.

Why extend your home?

House extensions in Newcastle: creating a home that works for you

Most houses weren't built for the way we want to live today. Over the years, many properties have had conservatories or smaller extensions added on, often without much thought about how the house works as a whole. The result can be a collection of spaces that don't really solve the problems homeowners are facing.

When people come to us about a house extension, they're rarely just looking for more square footage. They want a home they can be proud of. Somewhere they can invite friends and family over, spend time together and enjoy a bit more elbow room.

For many families, that means a beautiful, light-filled kitchen extension, with a large island, an open-plan dining and living space, and sliding or bifold doors connecting the house to the garden.

For others, the challenge is upstairs. Perhaps a box bedroom has become too small for a growing teenager, or hardworking parents would love a spacious main bedroom with an en-suite and dressing area. We all seem to have more belongings these days, and having somewhere for everything can make an enormous difference to how a home feels.

There's also the question of whether to extend or move house.

Moving can be expensive. By the time you've paid stamp duty, solicitors' fees, removal costs and potentially more for a larger property, you could have invested a significant amount in improving the home you already own. And the house you move into might still need work.

If you're settled in a community you love, a thoughtfully designed house extension or renovation can often give you a better home without having to move.

Getting the design right from the beginning is what really matters.

We regularly speak to homeowners who've been discussing their extension ideas for years. They've imagined where it might go and what it could look like, but haven't necessarily considered what's achievable through planning permission or permitted development, what the structural implications might be, or how to make the best use of their budget.

That's where having experienced architectural designers involved from the outset can make a real difference.

At Acre Design, we consider the layout, planning requirements, structural design, Building Regulations, construction costs and practicalities of building, rather than simply drawing the extension a homeowner initially imagined.

Our free Ask the Expert call is an opportunity to talk through your ideas, understand what's possible and get some initial professional advice before committing to the next stage.

Ultimately, it's about creating a home that makes everyday life better. A home that feels calm, spacious and enjoyable to live in, rather than somewhere you're constantly battling clutter or compromising on space.

Good design starts with understanding the problem

Don't start with an extension. Start with what you want to change.

You might think you need a rear extension, a loft conversion or an extra bedroom above the garage.

But before deciding what to build, it's worth asking a different question: what isn't working about your home?

Perhaps the ground floor feels disconnected, the kitchen is too small or the house is difficult to keep warm. Maybe your children are getting older and need more space, or you have a garage that rarely gets used.

These are the things we'd much rather hear about when you first get in touch.

Because once we understand the problems you're trying to solve, we can explore the best ways to solve them.

Sometimes a house extension is absolutely the right answer. Other times, a smaller extension combined with internal remodelling could achieve more. A loft conversion might provide the additional bedrooms you need without changing the ground floor at all.

Tell us what you need and what you can invest

Having an idea of your budget from the beginning is enormously helpful.

Our job is to explore what might be achievable within that investment, rather than design something beautiful only for you to discover much later that it's unaffordable.

Through our Needs & Options Review, we can investigate different approaches, including options that sit a little below or above your initial budget.

We'll help you understand the opportunities, compromises and likely costs before you commit to a particular design.

Our free Ask the Expert call is a good place to start. We can discuss your ideas, sense-check your budget and help you understand the next steps.

The best projects begin with an honest conversation about what matters most to you, not a predetermined set of building works.

Better decisions before expensive design work begins

When you're considering spending £100,000 or £200,000 on your home, you shouldn't have to make important decisions based on a quick walk around your property.

At Acre Design, we believe the early stages of a project deserve more thought than that.

Rather than rushing you straight into an expensive design phase, we start with a relatively low-cost Needs & Options Review. It gives us the opportunity to properly understand your home, your family, your priorities and what you're hoping to achieve.

We look at what's essential, what's nice to have, and how your ambitions align with your likely budget.

We also take the time to understand your personal tastes, prepare a clear project brief and explore the different ways your home could work better for you.

Using our experience of planning permission, Building Regulations, structural design, construction costs, natural light and the way spaces connect, we'll typically develop three or four different layout options.

Each option approaches your brief slightly differently, helping you understand the possibilities, compromises and likely budget implications before committing to the next stage.

We then sit down together to review the options, discuss our recommendations and agree what makes the most sense for you.

It's a calmer, more considered way to begin a major home improvement project.

If you're still researching your options, you don't need to have everything figured out before speaking to us.

Our initial Ask the Expert call is an opportunity to ask questions, talk through your ideas and understand what might be possible.

There's no obligation to proceed.

If we think we're a good fit for your project, we'll explain how our Needs & Options Review works and what the next steps could look like.

How much does a house extension cost?

Two extensions of exactly the same size can have very different construction costs.

Size is only part of the picture. Access to the site, ground conditions and foundations, the amount of structural alteration and steelwork, the external materials, glazing and roof design, and the level of internal finishes, kitchens and bathrooms can all make a significant difference.

That's why we prefer to start by understanding how much you'd like to invest and what that budget needs to include. We then explore design options and their likely costs from the earliest stages and, depending on the level of service you choose, arrange an independent quantity surveyor's assessment before you commit to a planning application.

Our house extension cost guide explains in more detail what influences costs and how to set a realistic budget early.

Forest Hall House Extension: Transforming Family Living

From an underused conservatory to a beautiful, light-filled family home

This family home in Forest Hall, Newcastle, had an existing conservatory that simply wasn't working as well as the homeowners wanted.

They loved entertaining friends and family, but the conservatory was only really comfortable when the outside temperature was just right. Thermal separating doors also meant it felt disconnected from the rest of the house.

What they really wanted was somewhere the whole family could get together, with plenty of room for entertaining, enjoying meals and spending time with friends, whatever the weather.

Rather than simply replacing the conservatory with another room, we looked at how the entire rear of the property could work better.

ExistingExisting ground-floor plan showing the conservatory, kitchen, snug and living room
Proposed designProposed ground-floor plan showing the vaulted dining extension, snug and utility room

By replacing the existing conservatory and rethinking the surrounding living spaces, we developed a more practical ground-floor arrangement with a spacious dining area, additional living accommodation and a separate utility room.

Creating something special with thoughtful architectural design

Our proposed design replaces the old conservatory with a beautiful vaulted extension, featuring impressive apex glazing and an exposed timber scissor truss.

The combination of high ceilings, rooflights, natural materials and carefully considered glazing creates a bright, welcoming dining space with a real sense of character.

Planning permission and Building Regulations

These are two different processes, and many extensions need to think about both.

Planning permission

Planning permission is about whether an extension is acceptable in principle: its size, appearance and effect on neighbours and the surrounding area.

Some extensions can be built under permitted development rights without a full planning application, but there are limits and conditions, and the rules are stricter in conservation areas and for listed buildings.

Building Regulations

Building Regulations are a separate process. They set minimum standards for how an extension is built, covering areas such as structure, fire safety, drainage, ventilation and energy efficiency.

Most extensions need Building Regulations approval, even when planning permission isn't required.

More than just architectural drawings

Beautiful architecture. A better building experience.

A successful house extension should do more than look beautiful. It should work brilliantly for the people living in it, make the most of the available budget and be a positive experience from the first conversation through to construction.

At Acre Design, some of our favourite projects have been those where we've worked closely with homeowners throughout the entire process.

It starts with understanding how you live, what matters most to you and what you're hoping to achieve. We explore different layouts, share ideas and develop a design that makes the most of your home without adding unnecessary space or expense.

Sometimes, a little creative thinking can make a much bigger difference than simply building a larger extension.

By carefully considering the layout and construction costs early, we can often help you prioritise the features that make a home feel special. That might be beautiful glazing, a striking roof design, natural materials or a carefully considered interior.

Making the important decisions before building begins

We believe that the more decisions you make during the design process, the fewer difficult decisions you'll face during construction.

Our detailed measured surveys, technical drawings and optional interior fit-out packages help ensure that the builder has the information needed to price and deliver the project properly.

Depending on your chosen service level, we can specify everything from structural details and external materials through to flooring, internal doors, skirting and tiling.

We can also arrange competitive tenders from three contractors, all working from the same information, so their prices can be compared more fairly.

The result is a project where everyone has a clearer understanding of what's being built, how it should look and what it is expected to cost.

Construction will always involve some uncertainty, but careful preparation can significantly reduce the risk of unexpected costs, delays and last-minute decisions.

Depending on the level of service you choose, we can also arrange independent Quantity Surveyor cost assessments, produce photorealistic 3D visualisations, help you source finishes and fittings through trusted suppliers, and provide support with contractor selection and building contracts.

These services help you make informed decisions earlier, understand what you're investing in and give your contractor a clearer picture of the finished project.

Every home deserves the same care

Whether you're planning a modest extension to make family life easier or something more architecturally ambitious, we understand how important the project is to you.

Even a relatively small extension can completely change the way you live in your home.

That's why we apply the same care, attention and structured approach to every project.

For us, the best outcome is a happy homeowner who feels informed, supported and confident throughout the process, with a beautiful, practical space to enjoy for years to come.

Your home isn't just an investment on a balance sheet. It's where you spend much of your life. A well-designed extension or renovation might improve its value, but the everyday benefits of a warmer, brighter, more practical home can be just as important.

When you’re planning a home extension, renovation, or even a full self-build, choosing the right architectural designer is one of the most important decisions you’ll make. Asking the right questions at the start ensures you’ll get the best from the relationship, avoid costly mistakes, and feel confident that your vision will be realised.

At Acre Design, we believe in open communication, transparent advice, and guiding our clients through every stage of the process. Below, we’ve highlighted ten key questions to ask when meeting with any architectural designer, along with insight into how we approach them.

1. What do you see as the potential for my site?

A good designer should offer creative possibilities you may never have considered, but still respect your lifestyle, taste, and long-term goals. At Acre, our role is to listen carefully, share ideas, and test concepts that balance beauty, practicality, and planning feasibility.

2. Will I need planning permission?

Navigating planning can be daunting, but it’s our job to take that stress away. We’ll assess whether your project falls under permitted development or requires full planning consent and manage all submissions on your behalf.

3. How long will my project take?

Every home is unique. Timescales depend on complexity, permissions, and contractor availability, but your designer should set realistic expectations from the outset. We always provide a clear programme at your initial consultation.

4. Can my budget achieve what I want?

Luxury doesn’t have to mean limitless. An honest discussion about budget ensures your project is achievable without compromise on quality. We help you plan sensibly, allocate funds where they’ll have the most impact, and keep costs transparent.

5. What fees should I expect?

Clarity is key. At Acre, we provide a detailed written proposal within 48 hours of consultation, outlining our design fees, third-party costs (such as structural engineers), and any statutory fees. No hidden surprises.

6. What types of projects do you specialise in?

From bespoke extensions and loft conversions to complete new-build homes, your designer should demonstrate experience that aligns with your ambitions. Our portfolio covers over 1,000 projects across the North East, each individually tailored.

7. Is my property suitable for a loft conversion or extension?

Your designer should advise on feasibility at the very first meeting. We consider factors such as head height, access, structure, and planning restrictions before making any promises.

8. Why is a measured survey necessary?

Accurate surveys form the foundation of great design. We use precise measurements and advanced 3D modelling to ensure you can visualise every detail before construction begins.

9. What does the design process involve?

A clear process builds trust. At Acre, you’ll receive up to four iterations of your design, with meetings (in person or online) to refine and perfect every detail before we progress to approvals.

10. How will you keep me updated?

Communication shouldn’t end once the design is complete. We provide updates throughout planning and can remain involved during construction, liaising with contractors and ensuring the integrity of your design is maintained.

Why these questions matter

Asking the right questions will give you confidence that your designer not only understands your vision but also has the experience and expertise to deliver it seamlessly.

At Acre Design, we pride ourselves on making the journey from concept to completion enjoyable and stress-free.

Let us help you create your dream home. Contact us today to arrange a free, no-obligation consultation.

Securing planning permission can feel complex and, at times, overwhelming. For many homeowners in Newcastle and the wider North East, it’s often the stage of a project that creates the most uncertainty. A delay—or worse, a refusal—can have a significant impact on your timescales, budget, and overall vision. With the right preparation and professional guidance, however, the process can be smooth, efficient, and stress-free.

At Acre Design, we have extensive experience navigating planning policy and liaising with local authorities. Here are our top considerations to give your project the very best chance of approval.

Engage early with your neighbours

Neighbour objections are one of the most common causes of delay. Introducing your plans to those living nearby not only builds goodwill but also ensures any concerns can be addressed before formal submission. A proactive approach often makes the planning process far more straightforward.

Research local policies

Every council has its own planning policies and guidelines. In Newcastle and the surrounding authorities, these vary from conservation restrictions to design standards. Understanding the context of your property and street scene is essential. As part of our service, we investigate these policies thoroughly before we begin any design, ensuring proposals align with what planning officers expect.

Invest in high-quality architectural drawings

Planning applications rely heavily on the clarity and quality of architectural plans. Accurate, professional drawings demonstrate that your project has been carefully considered and technically sound. At Acre Design, our 3D design software enables you to visualise your project before submission—giving you confidence in the detail and allowing us to present a strong, compelling application.

Speak the language of planning

Applications that address key planning considerations—such as sustainability, privacy, access, and how the proposal enhances the local street scene—stand a far greater chance of success. We know the terminology, documentation, and supporting statements that planning officers are looking for and prepare these on your behalf.

Be transparent

Attempting to underplay the scale or impact of your project is never advisable. Planning departments conduct their own checks and any inconsistencies can result in refusal. Being transparent, with a clear and honest application supported by professional plans, is always the best strategy.

Choosing Acre Design to guide you

Our team manages every stage of the process, from initial consultation and feasibility advice through to preparing and submitting your planning application. When planning a luxury extension, renovation, or new build, securing planning permission is only one part of the process. The next crucial stage is preparing Building Control drawings — highly detailed technical plans that ensure your project meets UK Building Regulations.

These regulations cover every aspect of construction, from structural safety and fire protection to energy efficiency and accessibility. By having comprehensive drawings prepared by an experienced architectural designer, you not only guarantee compliance but also protect your investment by minimising risks, delays, and costly surprises once work begins on site.

What’s included in Building Control drawings?

Our Building Control packages provide everything your project team needs for a seamless build:

  • Detailed floor plans, elevations, and sections.
  • Technical specifications covering materials and construction methods.
  • Structural engineer’s calculations where required.
  • Site plans showing the project in context.

These drawings form the blueprint for tendering and pricing, giving contractors clarity and allowing you to receive accurate, transparent quotes.

Why not just use a Building Notice?

Some homeowners are told they can bypass detailed plans with a simple Building Notice. While this may be acceptable for small projects, it places the responsibility entirely on site inspections and can leave room for errors, misinterpretations, and non-compliance.

For larger or more complex projects — especially those with high design and build value — Building Control drawings are essential. They provide certainty, ensure regulatory approval before work begins, and ultimately save both time and money. Most importantly, they give you peace of mind that your home is being built to the highest standards.
